Do I have to show my property to multiple people?

No. We’re not listing your property on the market, so there are no open houses or constant showings. In most cases, we or one of our trusted partners will do a quick walk-through just once to assess the condition—no staging, no pressure. Will pictures of my home be posted online?

No. Since we don’t market your home publicly, your privacy is protected. We do not post your property online unless you give us permission. 

Will you put a lockbox on my door?

Only if it’s something you’re comfortable with—and only if necessary to schedule one-time access for contractors or buyers. We always respect your privacy and will never place a lockbox without your approval. 

Will I need to clear out all the junk or furniture?

Nope! Take what you want and leave the rest. We often purchase homes with leftover belongings and handle clean-out ourselves—one less thing for you to worry about.

Does my home still need an inspection?

Not a formal one. We may bring in a contractor or investor to take a look so we can assess repair costs, but this is very different from a traditional home inspection. There’s no obligation and no formal report—just a quick look to help us finalize our offer.

Can I sell even if I live out of town or out of state?

Yes! We work with many absentee owners and can handle the entire process remotely. From digital paperwork to mobile notaries, we make it easy to sell from anywhere. 

What happens if I have tenants in the property?

No problem. We buy occupied properties all the time. We can work with you and your tenants to make the transition as smooth as possible—or we may buy the property with tenants in place.

Do I have to move out right away after closing?

Not unless you want to. We work with you on your timeline and can often offer flexible move-out options, including leasebacks or post-closing occupancy agreements. 

What if I inherited the house and the title is still in someone else’s name?

We can still help! We have experience navigating probate and title issues and can connect you with professionals to help clear the title and move forward with the sale.
