When you hire us as your traditional real estate agent, you'll experience a seamless, supportive process from start to finish.

Initial Consultation & Home Walkthrough

We will meet with you virtually or in-person to understand your goals, timeline, and concerns. We'll review your home's condition and unique features, and provide an initial market analysis with comparable sales.

What you can expect:

We'll give you honest advice on your home's value, possible repairs or improvements, and your best strategy for selling. No pressure to hire us or sell your home at all. When you do feel comfortable to move forward it comes down to location, condition, price and marketing.

Listing Preparation

Together, we'll get your home market-ready. We recommend decluttering, cleaning, staging, or light repairs. We'll arrange for professional photography and marketing materials, and create a compelling online listing to attract buyers.

What you can expect:

You may need to tidy up, allow access for photographers, and possibly invest in small touch-ups to maximize appeal. Take it from us, being showing ready is so important. We can provide suggestions and help with staging to minimize your time on market and sell quickly for the right price.

Marketing & Showings

We launch your home on the MLS and across major platforms. We promote to our buyer network and online channels, host showings and open houses (with your approval), and gather feedback from buyers and agents.

What you can expect:

You'll need to keep your home clean and available for showings (with advance notice and on your schedule), and we'll keep you updated regularly. We request that all agents provide feedback from your property showing right to your inbox.

Reviewing Offers & Negotiation

Once offers come in, we will help you review terms, contingencies, and timelines. We'll negotiate price and conditions to get you the best deal and help you make informed decisions that match your priorities.

What you can expect:

We'll explain everything clearly, handle the back-and-forth negotiations, and advocate for your best interests. We will go over additional expenses if necessary and help you find your next place to live based on your current offer.

Under Contract & Closing

With a signed contract, we move toward closing. We coordinate inspections, appraisals, and paperwork, keep you informed of next steps and deadlines, and celebrate with you at the closing table!

What you can expect:

You may need to allow access for inspections and appraisals, and sign necessary documents. We handle the details so you can focus on your move. We will be in constant contact and let you know everything during the entire process. It's our goal to provide you with all the help you need through closing.
